In devising the following terms and conditions it has been our aim that you and others thoroughly enjoy your holiday in our cottages and that any difficulties which may arise will be swiftly and efficiently dealt with.

1. Booking:  A booking is confirmed and binding when the completed and signed booking form has been received by Dean Cottages (the Company) with 25% of the rental fee.

2. Once a booking has been confirmed all members of the party will be subject to these terms and conditions.

3. Bookings will not be accepted from persons under the age of 21.

4. Balance: this must be paid six weeks before the start date of the rental period.

5. Prices: The prices shown in the brochure are inclusive of bed linen, towels, laundry and cleaning at the end of the rental period.  Electricity is by prepayment metre and is therefore not included.

6. Prices:  The prices will be as advertised in the current brochure.

7. Arrival: Guests should not arrive before 4.00 pm on the arrival date.

8. Departure: the cottage must be vacated by 10.00 am on the day of departure. The day of departure for a weekend break will be Monday.

9. Security deposit: A separate cheque for £50 security deposit will be required at the time of paying the balance (six weeks before departure).  Unless charges are to be made for damage caused by the any members of the party, the deposit will be returned to the guest in full at the end of the rental period.

10. Cleaning: Cleaning is included in the price of the rental.  However, the company reserves the right to retain up to an additional £20 from the deposit should the cottage require additional cleaning over and above that which is normally expected.

11. Repairs: In the event that an appliance fails to work or there is some damage caused, guests should notify the Company immediately in order that repairs can be carried out.  Guests should not attempt to carry out repairs themselves nor seek the assistance of anyone else directly.

12. Guests’ property: The Company regrets that it cannot accept liability for loss or damage to guests’ property or vehicles.

13. Cancellation: The deposit is non refundable. The balance is refundable up to 2 weeks before the start of the rental period if guests are obliged to cancel owing to circumstances beyond their control.  A full refund will be given should the Company have to cancel the booking owing to circumstances beyond the Company’s control.  However guests shall have no further claim.

14. Occupants: Only a maximum of two guests are allowed to sleep in each cottage. A baby can be accommodated in Robin Cottage at no extra charge and in own travel cot.

15. Pets in Robin Cottage: The Company regrets that pets cannot be accommodated in Robin Cottage.

16. Pets in Wren Cottage: Pets are accepted by prior arrangement only and at a charge of £10 per pet.  The following conditions shall apply:

            a. Pets are not allowed on any furniture including the bed.

            c. Pets must not be left unaccompanied in the cottage

    d. Well behaved pets can be allowed off leash in the wildlife garden, however owners must clean up after their pet. (A bin, scoop and nappy bags are provided for this purpose).
